The Listing Process

The most important steps to selling your house take place before the first buyer ever sees it.  I will complete a detailed, multi step process to help you get your home prepared to sell quickly and for the most money!

  • Inspect the inside and outside of the home for obvious defects.
  • Review repair/maintenance history of major appliances and HVAC
  • Discuss interior furniture density and layout and optimize for showings
  • Design showing strategy (pets, children, vacations etc.)
  • Review current market conditions and competition
  • Determine pricing, discuss concessions, reductions, repairs
  • Recommend needed repairs and updates & coordinate contractors
  • Personally photograph your home for marketing materials and the web
  • Enter in the MLS and publish to website
  • Finalize staging of home for showing

These are just a few of the steps I take to make sure that you get the best price for your home in the shortest time possible.  I refer to this as setting yourself up for success.  My front-loaded effort makes the most of every single showing, leaving nothing to chance.  The best buyer for you may be the first one!  If we are not prepared, we may not get a second chance.

Many of the issues that come up during the offer, negotiation and closing processes could have be addressed before the first showing and would reduce the time to close and increase the net to the seller.

The fact is that items left until after the offer result in the following:

  1. A lower net to the seller: It is usually much cheaper to take care of items on your terms, before the buyer becomes emotionally involved.  If unresolved issues are taken care of ahead of time, they never become part of the negotiation.  You can resolve these on your terms and have them corrected by vendors you choose.
  2. Less flexibility from the buyer: This is a purely emotional issue.  When a prospective buyer sees maintenance and repair items that are not done, they will begin to look for reasons not to buy and want to negotiate for at least the value of the items in question.  Often the seller ends up spending much more, sometimes double the cost of what it would have taken to resolve these issues ahead of time.  The buyer feels they have already compromised by buying a house in less then near perfect condition so they are less flexible all the way down the line.
