Inspectors and Inspection Services

While not all home inspectors are created equal, if you get a few basics you will most likely get a good inspection. Inspectors work off of a checklist of hundreds of items. This helps them to not miss any major areas. If they have a good checklist and know what each of the items are, you are on your way to a good inspector.

My recommendation is to go with an inspectors that has these minimum items:

  • A certification with either ASHI or GAHI. While not a guarantee of quality or competence, at least they are serious enough to pay hundreds of dollars in annual dues and know enough to pass written tests.

  • Reports that include digital photos of problem areas. Not just photos accompanying the report, but embedded in the report so they get be found with the related text. This keeps you from any debate over an item in question.

  • Electronic reporting - Either an Acrobat formatted report that can be emailed or an online reporting system.

  • Electronic lockbox key - So they can access the house without an agent present if needed.
