Home Warranty Companies


The truth about home Warranties: Having had personal experience with these warranties, I feel their value is more perceived then real. I think every home listed should offer one because of the peace of mind it offers and it tends to help grease the wheels during home inspections. On the other hand, a buyer should recognize that they are not like other warranties and often have limitations they render them less valuable then you had expected. If you have claims on major "high cost" components such as heating and air-conditioning you may come out ahead, however, a dishwasher that would only cost $300 to replace may not be worth repairing after you consider the service call cost and deductible. Most of the plans have a deductible of $75 - $100 per visit. Sometimes if you have 2 issues you have to pay 2 deductibles even if one technician comes out only one time!

Sellers: At least offer one up front. Chances are a buyer will ask for one in the negotiations so at least you will have budgeted for it!

Buyers: If it does not complicate the negotiation too much and the home gets a clean bill of health during the inspection, I would personally rather ask for a credit for the price of the warranty and use it at Home Depot!
