Buyers Closing Checklist

Now that you have your house under contract, there are a number of important things that must take place on a strict schedule according to the purchase and sale agreement. 

Inspections (1-7 days):

Your purchase agreement gives you the right to certain inspections to verify the condition of the home. There are time limits set forth to which you must adhere or you will waive your right to the inspection. 

  • Contact inspection services that specialize in the type of inspection you wish to have. 

  • The date and time MUST be coordinated with the agents and seller. Confirm with them before finalizing any appointment.

Mortgage Loan (1-7 days):

You must have the formal loan application completed within the time specified. This can & should be done before an offer is even made.

Moving & Utilities (5-10 days):

Don't get caught without a moving truck or no utilities. Plan ahead. Take care of this after the home inspection and the appraisal.

  • Reserve moving truck/company (Do-it yourselfers try: Try Two Men And A Truck!)

  • Order phone service

  • Schedule utilities transfers

  • Have a garage sale

The closing and title transfer (10-45 days):

Bring the following to closing with you:  

  • Picture ID

  • Certified funds as specified by escrow company

  • Checkbook

  • Copies of your current loan documents

  • All keys, garage openers

  • Instructions to appliances

  • Documentation for major improvements to house checkbook

  • Concise documentation for work done in accordance to the purchase and sale agreement and inspection amendment.
