Why use a Buyers Agent to purchase a home

.The Old Tradition of All Real Estate Agents is to Represent the Seller...

Remember, not too long ago all agents represented only the seller, even if they were driving you around showing you properties!  In the past when you asked a real estate agent to show you a house, that agent, by law, had to represent the seller even if that agent had never met the seller and even though you asked that agent to help you in your personal quest to buy.  It’s a little complicated to explain, but, under the old traditional real estate system, all agents were legally bound to represent the seller and the buyer had no representation.

Today It’s Different...

Thank goodness times are changing and educated buyers now have a choice.  That choice is being represented by a Buyer’s Agent.  Over 70% of homebuyers surveyed for the National Association of Realtors said they would use a Buyer’s Agent the next time they bought a home. Now you, like the seller, can have someone on your side looking after your best interests.

What is a Buyer's Agent?

A buyer's agent is a Realtor with whom you have mutually agreed to form an agency relationship regarding the locating and purchasing of real property.  In other words, you both have agreed that the Realtor will help you buy property; you will help by providing information on your needs.  Also agreed upon is you will not use another agent. This allows the agent to put forth their best effort knowing they will be compensated

Be Aware Not Every Agent Will Fairly Represent You...

At least on paper an agent can represent either the buyer or the seller. The problem is that many agents spent years with the old system of seller only representation and are set in their ways. Working with them may leave you wondering who’s best interest they serve!

If you are not completely comfortable with an agent, fire them and get someone else!

Why Every Homebuyer Should Use a Buyer’s Agent...

A Buyer’s Agent will share essential information that you would not ordinarily have the legal right to know.  Information like will the seller accept a lower price, what is the seller’s reason for selling, how many days has the home been up for sale, how many offers have been made on the home, etc. You will have a caring, helpful agent who will be devoted to your successful purchase. One who is a specialist in negotiating the best price on your behalf--an agent in whom you can confide and trust to represent you with zeal, giving you full disclosure, and holding you as the highest priority.

You wouldn't go to court without an attorney...

Nor should you buy a house without representation!  You liability is increased when you go it on your own. Just like representing yourself in court, if you come before a judge because of a problem with a real estate transaction, they will ask you if you were represented. You chance of success regarding a claim may be greatly diminished when you answer "No". In that case even a poor agent will help buffer you from liability. Alone you are assumed to know what you are doing but with an agent it is assumed that the agent knew what both of you were doing!
